Tenant Referencing
Having confidence in your tenant is essential. In partnership with Let Alliance, we carry out comprehensive referencing, including electoral roll verification, full adverse credit checks, CCJ, bankruptcy order and IVA checks, income verification through employers, accountants or pension providers where required, previous and current landlord references, and Right to Rent checks in line with the Immigration Act.

Tenancy Agreement
Once your prospective tenants have successfully passed referencing, we will prepare a tenancy agreement. Our agreements are regularly updated to reflect the latest legislation, helping to protect you and your property. We also use digital signature technology to make the process quicker and more convenient.

Deposit and Rent in Advance
We offer both Traditional Deposit Schemes and Nil Deposit Schemes. We will collect the deposit (where applicable) and the first month’s rent before the tenant moves into the property.

Tenancy Deposit Scheme Registration
It is a legal requirement to protect deposits for assured shorthold tenancies within an approved Tenancy Deposit Protection Scheme. We will register your deposit within the required timescales and provide tenants with the prescribed information explaining how their deposit is protected.

Updating Utility Suppliers
We will notify utility providers of meter readings and move in dates to ensure accounts are transferred correctly. We will also notify the local council of the tenancy and include all meter readings within the schedule of condition. We can also arrange energy void cover through one of our partner providers to help prevent utility costs during vacant periods.

Inventory and Schedule of Condition
Before your tenant moves in, we will prepare a detailed inventory with photographs and a schedule of condition. This provides valuable evidence of your property’s condition at the start of the tenancy and helps resolve any disputes at the end. A copy will be available on request.

On move in day we will hand over the keys and all relevant legal documents, including the tenancy agreement and inventory, ensuring everything runs smoothly.

AML Fees

Agents are required by law to conduct anti-money laundering checks on all those selling or buying a property. Our offices may complete these in house or outsource the initial checks to a partner supplier who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks will be advised to you by the office before you commit to their services. These charges cover the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of your property being published (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer).
