Landlord Fees
Please find below a list of our current Landlord services. All Fees listed are inclusive of VAT. Our terms of business can also be sent to you upon request.

Let Only Service
- Total payable of £650.00 (inclusive of VAT) for when a new Tenant is introduced through the Agent & a new tenancy is set-up.
- £175.00 (inclusive of vat) to be payable up-front for photography, virtual tour, floor plan, advertising on RIGHTMOVE & ZOOPLA etc, dealing with enquiries and applications, arranging viewings, carrying out referencing checks etc.
- A further £475.00 (inclusive of vat) to be payable upon completion, should a Tenant be found that is accepted by the Landlord, for preparation of Assured Periodic Tenancy & supporting documents, detailed photographic inventory, notification of utility suppliers/council regarding Tenant move-in & start meter readings, collection of rent & deposit etc.
LET ONLY SERVICE:
- Deposit Registration: Landlord is required to protect the Deposit within 30 days of payment with a government approved deposit scheme
- Please note, the Landlord will be responsible for arranging the final inspection of the property when the Tenant gives notice, taking final meter readings, informing utility suppliers & council, and dealing with any claims against the Tenant’s deposit/and handling any subsequent deposit dispute etc.

Fully Managed Service
- Set-up fee £395.00 (inclusive of VAT) for when a new Tenant is introduced through the Agent & a new tenancy is set-up.
- £145.00 (inclusive of vat) to be payable up-front for photography, virtual tour, floor plan, advertising on RIGHTMOVE & ZOOPLA etc, dealing with enquiries and applications, arranging viewings, carrying out referencing checks etc.
- A further £250.00 (inclusive of vat) to be payable upon completion, should a Tenant be found that is accepted by the Landlord, for detailed photographic inventory, preparation of Assured Periodic Tenancy & supporting documents, protection of deposit with the TDS, notification of utility suppliers/council at start and end of tenancy, and recording of meter readings etc.
- Monthly Commission rate: 12% inclusive of vat, of the monthly rent.
Fully managed service to include:
Collection of rent, monthly and annual rent statements, periodic inspections during tenancy, handling of day-to-day queries by tenants, the writing and delivering of relevant notices during the tenancy, ensuring the property remains compliant in line with legislative changes, free maintenance quotes on majority of jobs (major works may not apply), final inspection report, handling of deposit disputes etc.

FULLY MANAGED SERVICE:
- Deposit Registration: Included
- Prepare & Serve Section 13 notice. £96.00 inclusive of vat. Deal with the Tribunal service in the case of the Tenant disputing the rent increase. An additional £96.00 inclusive of vat.
- Selective licensing scheme application: Quote available upon request. (to include preparing & submitting the application, arranging floor plan and fire risk assessment, organising any required maintenance work)
- Legionella Risk Assessment: Quote available upon request.
- Gas safety certificate. Quote available upon request.
- Electrical Installation Condition Report. Quote available upon request.
- Energy Performance Certificate. Quote available upon request.
- Issuing Ground 1A (Notice Seeking Possession): Quote available upon request from a recommended local solicitor.
- Issuing Section 8 notice. Quote available upon request from a recommended local solicitor.
- Rent protection. £28.00 per month (inclusive of IPT)
- Cancellation fee: £650.00 inclusive of VAT (Should the Landlord want to cancel the Fully Managed service during the tenancy of the Tenant sourced by Newton Fallowell)
Landlord Rent Protection Service

If you opt in to the rent protection service we offer you, we can be there for you when you need us most,
in the unfortunate event of rent arrears. When tenants don’t pay, you are protected, not only from rent
arrears but also from any tenancy breach which gives grounds for possession – terms and conditions apply.
Newton Fallowell will purchase a Rent Guarantee policy from Let Alliance as even the best
of tenants can fall on hard times. Here at Newton Fallowell we know the importance of protecting your
rental investment and whilst it’s natural to be sympathetic, your rental income still needs to be paid.
What benefit do you get from choosing the rent protection service we provide? **
- Cover the total monthly rent, no matter how many tenants are on the Tenancy Agreement – upper limits do apply.
- Missed rental payments until vacant possession of the property or for up to 15 months, whichever comes first, up to a maximum of £50,000.
- Up to three months’ rental payments at 75% following vacant possession (where applicable).
- Professional costs up to £100,000 to cover eviction costs of the tenant for certain breaches of their tenancy agreement.
- Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and other scenarios.
- We could also continue to assist if the tenant defends the action taken, to help find the best solution.
- Rent Guarantee covers the whole property meaning the policy continues even when/if the tenants change (subject to satisfactory references).
- 12 months policy term.
- Payments continue beyond the end of our policy term.

AML Fees
“We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £48 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable.”
