Landlord Fees

Every Landlord has different needs, therefore we offer different levels of service depending on how hands on and involved you would like to be as a landlord. Please find a full list of our services on the following page and what is included in each. We can also tailor a package to suit your needs if required. We are proud members of Propertymark and The Property Ombudsman (Independent Redress Scheme) and we are covered by Client Money Protection (CMP). Letting agents displaying the Propertymark logo are part of a Client Money Protection (CMP) Scheme which ensures that they are protecting their clients monies.

SCALE OF CHARGES

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation, it is quoted as included in the prices stated below. If the VAT rate changes the price charged will change accordingly.

An amount payable under a percentage fee will go up or down depending on the agreed rent level. Fixed fees will remain the same regardless of the rent level agreed.

1)            Let Only Service

100% (inclusive of VAT) of the First Month’s Rent with a minimum fee of £510.00 (inclusive of VAT). This fee is payable at the start of the tenancy and payable for each letting where the tenant is introduced through the Agent deducted by the Agent from the rent received. £180.00 (inclusive of VAT).

2)            Letting and Rent Collection Service

The set-up fee upon a new tenant moving in is £480.00 (inclusive of VAT). This is a one-off charge every time the Property is remarketed. 9.6% (inclusive of VAT) deducted by the agent from the rent received.

3)            Full Management Service

The set-up fee upon a new tenant moving in is £480.00 (inclusive of VAT). This is a one-off charge every time the Property is remarketed. 13.2% (inclusive of VAT) deducted by the agent from the rent received.

4)            Full Management Service with Legal Cover & Rent Guarantee

The set-up fee upon a new tenant moving in is £480.00 (inclusive of VAT). This is a one-off charge every time the Property is remarketed. 18% (inclusive of VAT) deducted by the agent from the rent received.

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

If overseas Landlord approval is not obtained, an extra 1% including VAT will be charged on the above commissions to cover the cost of the extra work involved.

Major works fee

12% (inclusive of VAT) of the total claim value if dealing with insurers or works totalling more than £3000.00

Duplicate copies of Tenancy Agreements/Inventories £60.00 (inclusive of VAT) per copy

In the event of cancellation during a tenancy the minimum fee that would be payable is the agreed Let Only fee listed above, plus other costs incurred, including a reasonable fee for the time management which has been provided. These costs might include the number of months of management service that has been provided and any disbursements such as arranging the EPC, the Gas Safety Record or other works.

**NB Tenant fees do not apply to tenants of assured shorthold tenancies, student accommodation or licences but may apply for other tenancy types.

The fees charged to the tenant may change and we will endeavour to inform you of such a change at the earliest opportunity.
