When you apply for a property through us there will be fees payable upon application. Please see below for the fee scales and when they become payable. All fees are inclusive of VAT at the current rate.
Please note that we are members of The Property Ombudsman (Independent Redress Scheme) and NALS and are covered by NALS Client Money Protection (CMP).
APPLICATION FEE - £50 per applicant over the age of 18 years. This allows for references, credit check and previous landlord reference if applicable. This is non refundable whether the application is successful or not.
ADMINISTRATION FEE - £100 per property. The fee includes the preparation of the tenancy agreement, the inventory (where applicable), the check-in and any negotiations with the Landlord on your behalf. Payable upon application. Non refundable
GUARANTOR - £50. This may be necessary dependent on your circumstances or as a request by the reference company. The fee covers the cost of referencing and providing a deed of guarantee to be included in the tenancy.
AMENDMENT FEE – £50 If a change is required during the term of the tenancy agreement there may be a charge. The type of changes could include alteration of the tenancy agreement due to a change in personal circumstances or, with the Landlord’s consent, a request to leave the tenancy early.
RENEWAL FEE -£25. A fee will be chargeable upon request to extend the tenancy by another fixed term. The fee includes negotiating with the Landlord and preparing a new tenancy agreement to reflect the new term.
You will be required to pay a security deposit prior to occupation. This will be one month’s rent plus £100. If pets are allowed in the property (with prior Landlord consent only) an addition £100 per pet will be charge. In most circumstances the deposit will be lodged with the Tenancy Deposit Scheme (TDS). This is dependent upon the Landlords terms and conditions.
If paying by Credit Card there will be an additional charge of 2% of the total value of the transaction. Business credit cards will be charged at 3% of the total value of the transaction.
