Preparing your home to sell

The first impressions of your home are extremely important to securing a sale. This starts from the marketing of your home right through to your offer. Here’s our top tips to achieving a top price.


 

Deep Clean
This one is top of your buyer’s list. A very clean home gives the right impression. It smells great and looks great. Kitchens and bathrooms are particularly important and often the places your buyers will pay the most attention too. Grout and sealant can be a reason for your buyers to take a closer look around your home. Clean grease from your cooker and cooker hood for a sparkling look. Steam cleaning carpets if you have pets will give your home a lift, it will feel lighter, brighter and most of all, smell fresher.

Clutter Removal
Less is definitely more when it comes to selling your home. Store personal items and pack up everything that isn’t absolutely essential. By de-cluttering now you will find your eventual move much easier. Get rid of furniture you aren’t taking with you. Too much large bulky furniture can make your rooms look much smaller.  An alternative if you just want to clear some space without giving items away, is renting a storage space. They are inexpensive, and can be used to store excess furniture and other personal items.  Why not ask a friend or relative to borrow their spare room while your home is on the market. Not only will the lack of clutter help to sell your home faster, but it will also make moving day easier.

Home Damage & DIY
If there are areas in your home that need attention it is best to get them fixed before you start showing your home to potential buyers. These could be the smallest of jobs, such as replacing a light bulb. If you have any large repairs on your home that need fixing – such as broken roof tiles or a leak – it is very advisable to get them fixed straight away. They could de-value your home, and will not impress buyers as the slightest thing can cause buyers to imagine much worse – it is best not to give them the opportunity to offer lower or worse still scare them away.

Painting
A fresh coat of paint can make a room look brand new. It gives your buyers the impression that you really have looked after your home. Be house proud when you are selling, your buyers will be equally proud to purchase a home in tip top condition. Try to stick to light colours like whites and rich creams. Avoid colours that are too dark such as blacks and deep browns as they often make a room feel much smaller and colours that are too bright dominate the room and prevent your buyers from appreciating the space on offer.
