COVID-19 Update from Newton Fallowell Stamford, Oakham & Bourne

Dear Valued Clients,

The Health & Safety of our clients and team are of the utmost importance at Newton Fallowell and we are continuously monitoring the ever-changing circumstances surrounding the coronavirus and will continue to follow advice from UK Government, NHS and the World Health Organisation to keep our buyers, sellers, landlords, tenants, contractors, staff and offices safe. Our commitment and responsibility towards you have never been stronger as we face the COVID-19 pandemic.

On behalf of Newton Fallowell Stamford, Oakham & Bourne; I wanted to personally write to you to let you know how we are responding to this situation and have outlined below ways that you can help too.

Firstly, I would like to assure you of the Local Property Market, the prevailing weeks have still seen a high level of viewings and offers on properties and this continues to be the case as we prepare this email.

OUR OFFICES
The team within each office have increased cleaning routines and have a large supply of antibacterial products to help disinfect surfaces and doors regularly. If you visit the office, please feel free to use our handwashing facilities to further protect yourself & the team from any potential spread of the virus.

OUR VENDORS
The safety within your own home is of paramount importance. We will continue to ask every client that we bring to your home whether:

  • They’ve been out of the country since the start of 2020.
  • Shown symptoms or tested positive for Coronavirus within the last four weeks.
  • Been in contact with anyone that has shown symptoms or has tested positive for Coronavirus within the last four weeks.
  • They, a family member, or someone they live with are currently self-isolating, or have been self-isolating within the last four weeks.

If you, anyone living with you, or anyone you have been in contact with have shown symptoms for Coronavirus within the last four weeks please let us know. Similarly, if you are currently self-isolating or planning to self-isolate, please make us aware at the earliest possible opportunity. We will put a hold on any property visits whilst in this period of isolation.

We will be contacting you over the coming days to, where possible, arrange a visit to prepare a “Virtual Tour” of your property, which will allow a buyer to view without having to leave their home. We anticipate this being a temporary measure.

OUR BUYERS
We want to keep you safe when viewing properties with us and please don’t be offended when the team ask you about how you are currently feeling and your recent travel movements. Please work with us to ensure the safety of yourself, the seller and the team.

Over the coming days for all properties, where possible, we will be preparing a “Virtual Tour” which can be sent to you should you wish to view the property in this way, rather than visiting the property in person. This will also allow us the ability to show you a property where the owners themselves may be self-isolating.

OUR LANDLORDS
Our Lettings team are continuing property inspections until such time we are advised not to. Before an inspection takes place we will confirm with the tenant whether they or anyone within the property are self-isolating, been in contact with anyone self-isolating or showing symptoms of Coronavirus. If this is the case, we will postpone our visit until a suitable time in the future and this will be conveyed to you.

Property maintenance and annual checks are continuing as normal and measures are in place to confirm the property is safe for a contractor or team member to visit. Annual Gas Safety checks may be arranged further in advance than usual to work with the Contractors availability at this time.

If you would like to speak to us about Rent Guarantee insurance for your property, then please contact us to discuss this further.

OUR TENANTS
Property visits, renewals and maintenance issues will be dealt with as usual and we would ask for your co-operation with our team to help keep everyone involved safe. Before an inspection takes place please confirm with us whether you or anyone within the property is self-isolating, been in contact with anyone self-isolating or showing symptoms of Coronavirus, please let the team know before their visit.

Your rental payments must still be made in line with your tenancy agreement and on the date that your payment is due. If you are experiencing difficulties with this, then please contact us at the earliest possible convenience.

If you do have any maintenance issues, we would remind you to report this via our Maintenance Reporting Platform. This is the quickest way to report an issue to us and will help us to prioritise. The reporting link is detailed below as a reminder.
